Matt Nations, Owner

Matt Nations is one of the owners of Nations Management, supporting the company in an advisory role while maintaining his full-time career on a utility company. His professional background includes years of leadership and maintenance management at a mining company and now at a utility company, giving him valuable perspective in large-scale operations and corporate management. While he is not involved in the company’s day-to-day business, his insight helps guide long-term decisions and strategy.

He has called Alaska home for more than 30 years. A husband and father of four, he values family and the unique opportunities Alaska offers. In his free time, he enjoys boating, fishing, hunting, and exploring the outdoors, reflecting his deep appreciation for Alaska’s natural beauty.

Shelli Bertrand, Lead Property Manager/REALTOR®

Shelli joined our team in January 2021, bringing professional expertise and a lifelong connection to Fairbanks. Raised in Alaska and having called Fairbanks home for more than 60 years, she embodies the resilience and community spirit that define our city. Her deep roots provide valuable insight into the needs of local residents and property owners.

Family is central to Shelli’s life. She is the proud mother of three grown children and grandmother of six, and her dedication to loved ones shapes the way she approaches her work—with care, integrity, and genuine commitment.

Her career path has been varied, including sales, which strengthened her communication and relationship-building skills. Shelli discovered her true passion while serving as a site manager for a private investment group, where she found fulfillment in overseeing properties and supporting tenants. She joined Somers Property Management—now Nations Management—at the end of 2020 and earned her Alaska Real Estate license in April 2021.



Today, as Lead Property Manager, Shelli blends expertise, community knowledge, and genuine care, making her an invaluable member of our team.

Outside of work, Shelli enjoys time with family, traveling to see her grandchildren, and appreciating the beauty of Alaska with her partner John.

Kianna Rutiglan, Property Manager/REALTOR®

Kianna  is a dedicated and detail-oriented professional working with Nations Management Inc. She has been with the company since April 2021, building strong relationships with clients and tenants alike. Kianna specializes in maintaining consistent communication and ensuring properties are managed to the highest standards. Her proactive approach to problem-solving and her commitment to client satisfaction make her a valued team member. 

Outside of work, Kianna enjoys spending time outdoors with her family and friends, going on new adventures, and relaxing with her two pups, Milo and Mika. Her enthusiasm for life and dedication to her work make her a valued member of our team, and we look forward to her continued contributions.

Valerie Smith, Property Manager/REALTOR®

Valerie is one of our dedicated and experienced property managers. Since joining our team in 2022, she has continued to grow her career in real estate and has become a trusted resource for both owners and tenants alike. Her proactive approach and strong attention to detail ensure that every property she manages is in great hands.

With a solid background in customer service and sales, Valerie excels at building strong relationships, finding solutions quickly, and keeping clients informed every step of the way. Her adaptability and reliability have made her an invaluable part of our team.

Outside of work, Valerie enjoys spending time with her partner John and their dogs, whether out on an Alaskan adventure or relaxing closer to home. She brings the same enthusiasm and positivity to her personal life that she does to her work.

Sierra Nations, HOA Manager/REALTOR®

Sierra is Nations Management’s HOA Manager and brings dedication, ambition, and strong communication skills to the team. She earned her Alaska real estate license in 2023 and quickly found her passion in working with homeowners’ associations, where she enjoys connecting with residents and property owners to help communities thrive.

She’s committed to fostering well-run neighborhoods and providing reliable support to homeowners. Clear communication and a solutions-focused mindset guide her approach, and she takes pride in making sure each HOA feels supported and cared for.

Outside of work, Sierra loves to travel the world and is fluent in Japanese, experiences that give her a broad perspective and help her connect with people from all walks of life. She also enjoys spending time with her family, friends, and pets.

Sage Cahill, Property Manager/REALTOR®

Sage joined Nations Management Inc in 2024, bringing a wealth of experience in property management and customer service. Before relocating from Anchorage to Fairbanks for this role, she served as an HOA manager, overseeing hundreds of properties and coordinating maintenance, resident communications, and compliance. As licensed real estate agent, Sage is skilled in navigating the complexities of property management with professionalism and efficiency. 

Her diverse background spans roles in administration, customer service, and team coordination, all of which have honed her ability to adapt quickly to fast-paced environments and exceed client expectations. Sage’s approachable demeanor, strong organizational skills, and commitment to excellence make her a valuable addition to our team. 

Outside of work, Sage enjoys connecting with her new community in Fairbanks, spending time with family, and exploring all that the area has to offer. 

Kaylana Nations, PM Assistant

Kaylana recently joined us as a full-time assistant, bringing her experience as a former office administrator and a strong knack for organization and efficiency. As a full-time student at the University of Alaska Fairbanks, she is pursuing a degree in Social Work and is passionate about helping communities thrive.

Her intelligence, adaptability, and attention to detail make her a valuable member of the team. Outside of work, Kaylana enjoys traveling and exploring new places, experiences that broaden her perspective and fuel her dedication to serving others.

Jaden Baldassari, PM Assistant

Jaden joined Nations Management in 2025 after relocating to Fairbanks with her husband, who is stationed locally with the military. Originally from New York, she brings a background in business administration, having earned her associate degree from Mohawk Valley Community College.

Jaden is known for her professionalism, organization, and calm presence. She supports both residents and property owners with care and efficiency, and her attention to detail makes her a strong asset to the team.

Outside of work, Jaden enjoys all that Alaska has to offer—from long summer days spent hiking and paddleboarding to snowy winters filled with skiing. Her love for the outdoors fits right in with life up north, and we’re lucky to have her on our team.
